But once you follow the logic of agentic AI - AI that acts on your behalf rather than just answering your questions - it's hard to argue with.
For Purpose Built Student Accommodation (PBSA) marketing teams, this is the question that most urgently needs a considered answer: if students start using AI agents to find and book their accommodation, what is your website actually for?

What is agentic AI and why does it change property marketing?
Agentic AI is AI that takes actions on your behalf rather than simply providing answers to questions. Instead of asking ChatGPT 'what's the best student accommodation in Bristol?' and reading the response, a student would instruct an AI agent to find the best option based on their preferences and the agent would complete that task autonomously.
This is not a future scenario. ChatGPT launched workspace AI agents in early 2026, and the capability is already being used by early adopters. And because it's here now, even if mainstream student adoption is still building, the question of how to respond needs to be answered today, not pushed back to the next strategy cycle.
How do AI agents affect the role of human booking agents?
A student using an AI agent to find accommodation will set their criteria - location, budget, room type, move-in date - and instruct the agent to find the best match. The agent will search operator websites, compare options, and potentially complete the booking directly. The student's interaction with a traditional booking journey may be minimal or none.
Dan Smith described the likely pattern with clarity: "If I'm a student trying to book a room in Bournemouth, I'm going to say to my AI agent, go out and find me the best student accommodation in Bournemouth. And it's going to do that by sourcing direct from the operator. And the likelihood is operators will offer the best price direct." The implication is that the booking platform becomes the AI agent itself, not the operator's website or a marketplace.
This matters enormously for the economics of the sector. If AI agents route students directly to operators, the role of comparison and marketplace sites diminishes. Operators who have built their acquisition strategy around marketplace presence will need to reconsider. And operators who have made it easy for AI agents to access their pricing, availability, and property information will have a structural advantage over those who haven't.
What will operator websites actually be for if not for booking?
In an era of agentic AI, operator websites will function primarily as sources of structured information for AI retrieval, and as social proof destinations for students who want to validate a booking after an AI agent has made a recommendation. The transactional and discovery roles of the website diminish; the trust and credibility role grows.
I made an important point about this on the podcast: websites need to be thought of not just in terms of how a human reads them, but how an AI agent interacts with them. "Where's the information? How easily can it get that information from your website?" That's a different design brief to the one most PBSA websites were built around. A site optimised for human browsing is not automatically optimised for AI retrieval.
The practical consequences for marketing teams: clear, structured, factual property information becomes more important than ever. Pricing and availability data needs to be accessible - ideally in a format that AI systems can pull reliably. Reviews and social proof need to be prominent and current, because that's what AI systems will surface to students who want to validate a recommendation. The aesthetic concerns that drive most website briefs - imagery, colour palette, creative direction - become secondary to information architecture.
What should PBSA marketing teams do differently on their websites right now?
PBSA marketing teams should audit their websites for AI readiness: is the key property information - location, room types, pricing, availability, amenities - structured in a way that AI systems can extract reliably? Are reviews current and prominently displayed? Is the site accessible to AI crawlers? These are the highest-impact changes available right now.
Beyond the website itself, teams should think about their presence across the platforms that AI engines actually draw from. The question "how do we appear in AI recommendations?" is becoming as important as "how do we rank on Google?"
This is not an argument for abandoning website investment. A well-designed, fast, credible website still matters - for direct traffic, for brand credibility, and for the students who will visit it to validate what an AI has told them. But the brief has changed. The website that was built to attract and convert needs to also be built to inform and be retrievable by AI systems that may be doing the attracting and converting on the student's behalf.
